Is Sebren a REIT or a fund?
Neither. Sebren syndicates multi-family real estate investments through individual LLC’s. These investments are often “blind” in that investors do not know what properties they are investing in until they are purchased. Investors are putting their money into an LLC that intends to purchase real estate that meets specific criteria related to location, property age, initial yield, overall condition, and other markers.
Why invest in Sebren rather than a REIT or a fund?
Sebren offers many advantages over funds and REITs.
- Our fee structure is considerably lower than what is typically seen in private REITs. Sebren derives much of its compensation in shared profits from sales of assets as well as from its ancillary property management and brokerage businesses. Sebren earns by making money for its investors, not by selling shares in Sebren.
- Publicly traded REITs offer liquidity, but their stock prices are subject to the volatility of the market that may have nothing to do with the underlying value of the REITs assets.
- Funds typically draw down capital from its investors over time, make a series of opportunistic, value-added purchases of varying types, then hope to sell these assets over a period of years and return whatever profits there are to investors. Investor returns are typically derived from appreciation. Sebren intends to make regular quarterly distributions from the income of its assets and investor return will be largely driven by these regular distributions and modest appreciation of properties over time.
- Professional property management: Sebren intends to manage its own portfolio of properties with a proven background in doing so. We believe, and our experience has proven to us, that no 3rd party property management company will attend to our properties the way we will ourselves.
- While we may pay 3rd parties fees for bringing investors to us, our fees remain low relative to the industry at large, we do not discourage investors from contacting us directly, and our minimum threshold for investment remains low, allowing a broad spectrum of investors to participate.
